The building is located on the buildable plot fronting onto C/Freixa no. 23-25 and C/Modolell no. 33 in Barcelona.
The purpose of the project is the construction of a detached building for 12 dwellings and two underground floors for services and parking.
It consists of four floors above ground and three below ground.
As vertical accesses, there will be two staircases and lifts, in order to be able to distribute alternatively four flats per floor, two for each staircase, or two flats per floor, one for each staircase.
The first floor below ground level contains: access to the building, facilities rooms and non-permanent living quarters attached to the three ground floor flats.
The second and third floors below ground level are exclusively for parking, with capacity for 38 vehicles.
Access to the building (lobby) is through basement level -1, as a characteristic solution for this sector where the building is located. It has been applied in many buildings in the area, including those built under the current P.G.M. (Metropolitan General Plan) regulations.
This solution is very suitable for levelling the floors of the building above ground level, allowing a layout of two or four flats per floor both at ground and first floor level, achieving the privacy of the gardens of the ground floor flats.
The current topography allows access to the building at basement-1 level, without the need to substantially modify the current ground levels, even preserving the current access to the existing building.
