New construction of a group of office buildings for sale, grouped in a complex volume established by the existing regulations, with façades on C/Selva de Mar and C/Perú, and a tower of GF+13 with façades on C/Selva de Mar and C/Bolivia. Floors -1 and -2 are used as car parks.
One skin, two textures, composite panel and screen-printed glass, in variable proportion and arrangement, allow us to give a uniform treatment to the envelopes of the built volumes, façades, roofs and exterior paving, allowing them to be understood as a whole, which is much more powerful than the sum of the individual volumes. The uniformity of the grid favours the shedding of scale references and enhances the massing. The openings and cut-outs in the volumes (external passages, access atriums) accentuate and qualify the whole.
A set of passageways and porches allow the routes inside the island, its visual and pedestrian connection with the ensemble of open spaces, facilities and protected housing located in the South and West limit of the action.
The project includes the development of the area around the buildings, located above the car park: A network of planters and benches, planted with indigenous species, provides shade and visual comfort for users, organises pedestrian movements and acts as a place of welcome and rest.
Sustainability criteria have been key in the definition of the project. We have selected the possible solutions based on their feasibility with regard to the functional programme, offices for sale, and their consistency with the project.
Selvamar Business Campus is considered the most sustainable office complex in the world, according to LEED.
With a total of 92 points out of 110, the property has achieved the highest LEED® v4 score for ‘Building Design and Construction: Core and Shell Development’, Platinum level, and now tops an international list of more than 5,000 properties, making it a global benchmark in sustainability and innovation.
